Why I Show You New Jersey Before We Ever List Your Staten Island Home

Most real estate agents start the same way: list your house, get it sold, help you find something new. In that order.

I don't do it that way, and there's a reason.

The Problem With Selling First

When you sell your Staten Island home before you know exactly where you're going and what's actually out there, you end up making one of the biggest decisions of your life under a deadline. You've got a closing date. Buyers are moving in. And you're scrambling to find a place in Manalapan, Marlboro, Holmdel, or Colts Neck that you've maybe seen twice, on a weekend, in a hurry.

That's not how you should be choosing the town your kids grow up in.

What I Do Instead

Before we ever put a sign in your yard, I take you into New Jersey. We look at the towns. We drive the streets at different times of day. We walk through homes that give you a real sense of what your money buys over there compared to here. You get to feel what it's actually like — not just picture it from listing photos.

By the time your Staten Island home hits the market, you already know where you're going. You're not selling into the unknown. You're selling with a plan.

This one shift changes everything about how the whole move feels. Instead of anxiety, there's clarity. Instead of a scramble, there's a sequence.

Why This Matters More in Today's Market

Staten Island homeowners are sitting on more equity than they may realize, and New Jersey — particularly Monmouth, Ocean, and Middlesex Counties — often means more space, better schools, and lower taxes for the same money or less. But that trade only feels good if you've actually seen it for yourself, not just heard about it secondhand.

I've walked well over 100 families through this exact process, from that first "just curious" conversation all the way through closing on both ends. And when homes are priced and positioned right, they sell — my listings have closed at 97.14% of list price on average. That number matters here because it means you're not leaving money on the table on the Staten Island side while you're gaining space and peace of mind on the New Jersey side.

This Isn't Just a Transaction

I get it — leaving Staten Island isn't a small thing. Maybe your whole family is here. Maybe your kids go to school two blocks from your house. Choosing to leave that behind, even for something better, comes with real feelings, and I don't think that gets talked about enough in this business.

That's part of why I do things this way. Seeing New Jersey first isn't just a smart logistical move — it gives you the chance to actually picture your life there before you say goodbye to the life you have here. It turns an abstract "we might move" into a real, felt sense of "yes, this could be home."

If You're Even Thinking About It

You don't need to have your Staten Island home ready to list. You don't need a plan. You just need to be curious.

If you've ever wondered what your equity could buy you in Monmouth, Ocean, or Middlesex County, let's go look. No pressure, no obligation — just a chance to see what's actually possible before you decide anything.
